Are all foreclosures on the Internet?

The answer is no, currently there are over 1,000 bank owned properties in mid Florida that are not on any web site.  More than one hundred of these bank owned foreclosures are in Sarasota County.   Although, these properties are listed in the MLS, often they do not even have signs in the yard.  Why is this?   The official reason is that they don't want to "stigmatize" the property.  Also, there is a fear of vandalism by listing the property on the web.  In fact sometimes the banks actually take title through a subsidiary llc or corporation.   

How can you find out about these unadvertised deals?
