Sarasota County Foreclsoure Filings stable in August

New foreclosures filings creeped up near the 500 level for August 2010 in Sarasota County. This was as the numbe of homes seized by the lenders more than doubled from 109 in July to 263 in August. I expect both of these numbers to drop for the balance of the year. (I heard of a motion last week by a judge to delay the next hearing on one property until "after the holidays - reschedule for Jan. 5th 2011 " that was the suggestion of the banks attorney.) Obviously, the banks are in no hurry to take back these homes or get them on the market once they do get title.

70% of Pending Sarasota Sales are Foreclosures
I just pulled some sales stats from the MLS for Augus 2010. 48% of the Sarasota County closings in August were foreclosures. Currently 70% of all pending sales in Sarasota County are short sales or bank owned. I find the fact that the percentage of bank owned properties for sale has increased from 3.5% in April to 4.5% in Sept to be very interesting. Also, 18% of all listings are now REO or short sales. The number of closings and pendings for August was down from July but up from August 2009.
